Contemplating purchasing a mobile/manufactured home?
I am contemplating purchasing a mobile/manufactured home in the near
future. There are quite a few parks in my area. I currently line on the far
northwest side of Chicago. Any tips or hints? Any parks that are going to
be sold in the near future?
-If you buy a newer one, look for a repo that is in excellent shape.
That'll save you money.
Avoid buying one that is too many years old. I'm not sure during what
year they were required to be up to HUD standars but anything before
that is trouble.
-Check out Park City in the far north burbs between Waukegan and Gurnee.
Most of the town is mobile home parks and there are protections built
into the city code to protect the parks from being closed. Rents run
around $500-550 per month, which is unfortunately standard in metro
Chicago. Garbage pickup and water is included. There are always a lot
of homes for sale. New ones run about $25k for a single wide to $60K
for a deluxe double. Older homes in decent shape can be had for $5,000
or even less. Lake County charges a Mobile Home Users Tax which is
usually less than $100 a year (based on size of home). I live here and
I love it.
-I'm sure many of us mobile home owners would love to suggest
changes to local city code to protect mobile home parks from
developers. Anyway you could do some copy and paste of the
relevant portions or post the link if online?
