How to deal with a real estate repo agent?
I will be looking to buy a house in Florida. I want to use a
real-estate agent without any obligations. Finding the properties is
not such
a big deal because I can find them myself on realtor.com
If one agent shows me a property then it does not mean that
he actually found it for me. He only showed it to me. If I do not
want to deal with this agent for any reason later then I want to make
sure I do not owe him any commission even if I buy a property
he showed it me but I close with another agent.
I know the agents live off commissions but at the same
time I want to have the option to deal with another agent
at any time for any reason. Calling the listing agent for
each separate property, i.e. not using any buyer's agent at all,
is only the last resort. Since the MLS listing provides a
commission for the buyer's agent, I do not want to pay
for it as a buyer without getting any services for it.
I need an agent to answer my many questions during
my search and I expect this agent to be knowledgable
and responsive. If a buyer's agent wants his typical 3%
commission then he has to earn it.
Once an agent has shown you a property, he/she is generally
considered *The Procuring Cause* if a sale results, regardless of what agent
you make your offer through. Many years in the yacht brokerage business
taught me to be sure to have people with your mentality sign a registration
form. Basically, the form said that if I showed you the boat, I own you
with regard to that vessel. The form was forwarded to the seller. If you
want to buy it, you have to buy it through me. If you can't show at least
that much loyalty to the agent, why should he/she waste any time with you.
You have absolutely no concept of why the agent knows what is hot and what
is not. In our business we were involved 24/7. The way you are going about
it tells me one very important thing about you. That is, you are a
cheapskate. The reason you are that way is quite simple. You yourself are
totally unprofessional and you know that your own time is worthless.
Accordingly, you think everyone else is as worthless as you yourself. You
can quote me on that. You can also quote me when I tell you that in the
end, you will spend more money using your approach than finding one good
agent and dedicating yourself to them. I sincerely hope that whoever the
agent is that you screw, gets wind of your deal and slaps you with a hefty
lawsuit. In our business, it was not hard to win treble damages for fraud
from lowlifes such as yourself. That means that you would have been paying
a 40% commission instead of 10%. Please do the agents you come in contact
with a favor. Show them what you have posted here. In that way, there will
be no misunderstanding about your position.
